The mix of rising construction costs, robust employment in finance and IT, and continuing infrastructure commitments have contributed to pricing confidence across most categories.
For buyers, the ongoing uptick in values presents both urgency and caution. While end-users eyeing new launches in Vikhroli or Lower Parel may need to move quickly to secure deals before further upward revisions, analysts anticipate some stabilization in H2 2026 as new supply comes onstream. Industry watchers point to muted launches in Q4 2025-a factor now fueling competition for ready-to-move units. Home seekers are advised to closely monitor local registration trends and check recent sales data with their brokers before making commitments. The next RBI monetary policy review, slated later this month, will be another key signal for both buyers and developers navigating Mumbai’s evolving real estate cycle.
